CERTIFICATE OF COMPLIANCE (C.O.C) CHECKLIST ELECTRICAL
• The Distribution Board is labelled correctly.
• The correct sized links have been used.
• The correct breaker size has been used in the Distribution Board.
• Sufficient breaker protection has been used.
• All breakers have their ratings visible.
• The earth leakage is in working order.
• The stove is cabled up correctly.
• The stove has an accessible isolator.
• All socket outlets, switches and light fittings are secured.
• All socket outlets, switches and light fittings are earthed.
• All socket outlets are in working order including the shutters.
• The satellite and TV antenna is earthed and bonded.
• The geyser water pipes are earthed and bonded.
• The geyser cover is secure and has a gland.
• The geyser has an isolator.
• The correct cable size and colour has been used for the various applications.
• An enclosed braai light has been used.
• Light fittings being used are rated for the specific areas.
• That there is no exposed red and black house wire.
• No open joints or broken conduit.
• All conductive parts of the installation shall be earthed and bonded and be the same electrical potential
   as the supply authority earthing.

 

MAINTENANCE-RELATED ITEMS WHICH DO NOT FORM PART OF THE C.O.C
• Light bulbs.
• Appliances i.e. stove, garage door motor, gate motor, pool pump, etc.

 

PLUMBING
• The hot water cylinder is plumbed correctly, PRV of the correct value, vacuum breakers
   correctly installed, emergency overflow installed with a metallic pipe, all three overflows to
   be separately plumbed to the outside and discharge to atmosphere.
• The water meter registers when a tap is open and stops completely when no water is
   drawn. If there is no movement on the meter, this points to a defect somewhere on the
   property.
• None of the terminal water fittings leak and they are correctly fixed in position.
• No storm water is discharged into the sewerage system.
• There is no cross connection between the potable supply and any grey water or
   groundwater system which may be installed.
• The water pipes in the plumbing installation are properly saddled.

 

MAINTENANCE-RELATED ITEMS WHICH DO NOT FORM PART OF THE C.O.C
• Bath-water draining too slowly.
• Toilet waste-water leaking.
• Broken toilet, or flusher handle.
• Blocked drain.

 

BEETLE - THIS IS ACCORDING TO SAPCA (SOUTH AFRICAN PEST CONTROL ASSOCIATION), HOWEVER THE OFFER TO PURCHASE WILL DICTATE WHICH ORGANISMS NEED TO BE FUMIGATED IN ORDER TO ISSUE A CLEARANCE CERTIFICATE.
• The building on a property is visibly free from any sign of active infestation by:
   - Cryptotermis brevis (West Indian Dry wood Termite),
   - Oxypleurus nodierii (Brown House Borer),
   - Hylotrupes bajulus (Italian Beetle),
   - Anobium Punctatum (Common Furniture Beetle),
   - Lyctus brunneus (Powder Post Beetle),
   - Nicobium casteneum (False Furniture Beetle),
   - Subterranean Termites,
   - and any wood-destroying organisms of economic significance in accessible areas.

 

MAINTENANCE-RELATED ITEMS WHICH DO NOT FORM PART OF THE C.O.C
• General pest infestations e.g. cockroaches, fleas, rodents.
